There are 3 main things in a high rise building, or tall buildings, that must be considered by building owners, building management/building management or building owners and occupants association (P3SRS). 3 This should not, once again, "shouldn't be" stopped in the operation of tall buildings, whether office buildings, hotels, apartments, etc. 3 This, if one or several or even all three are stopped, will cause chaos and shut down a building.
There is no power outage in the High Rise Building. At least if the electricity goes out from PLN, then there must be a backup to make the building support equipment continue to operate. For that at least there is a generator as a backup, which helps public facilities such as corridor lights, mosques/musholla, elevators, etc. to function continuously, and only stops for a moment when the automatic transfer from PLN to Genset and vice versa (usually around 10-15 seconds) - Imagine how panicked when the power goes out and you are in the elevator? There is also a PLN subscription system by becoming a premium customer which ensures there are backups. The electricity supply that will be obtained by premium customers comes from more than one source, so it is claimed not to cause blackouts when there is a disturbance on the main line. Likewise, all building electrical systems must run normally, such as Incoming & Outgoing Cubicle Panels, auto-switch generators, fuel generators supporting generators, Travo, LVMDP (Low Voltage Main Distribution Panel) or commonly known as PUTR (Low Voltage Main Panel). -other PLN panels that are well maintained, etc.
Like electricity, clean water must also be ensured that it is not cut off. At least, if the supply of water is interrupted from PDAM, then there must be a backup to meet the needs of residents/tenants, public facilities and other social facilities. For this, at least there is a backup of ground water that replaces the PDAM until things are back to normal. It should also be noted that the cessation of electricity supply will affect the water supply, because water distribution in high rise buildings uses various electric pumps, such as transfer pumps, deepwell pumps and booster pumps. These pumps also require periodic maintenance and pump backups if the main pump is disturbed, and make sure it is within the range of the generator if the electricity supply is interrupted from PLN.
In tall buildings, vertical transportation is the main means of transportation in a high rise building. For this reason, the elevator must not be disturbed at once, let alone stop at all. For this reason, the electricity supply must run non-stop and be backed up by the generator continuously. Also other important factors must be met, such as periodic maintenance services, including periodic replacement of spare parts, as well as operational permits and elevator K3 which are always updated to support the safety and security and comfort of elevator users. The elevator room at RoofTop must be well maintained, free from flooding & leaks and maintained at a low temperature, remember that the heat on the rooftop is very high plus the hot temperature of the elevator engine. So the elevator room air conditioner as a supporter of the elevator room must function optimally with adequate capacity, because many cases of elevator disturbances arise due to high room temperatures.
So for owners and managers of high rise buildings, such as hotels, apartments or rental offices, these 3 things are the main laws in managing high rise buildings. We will discuss other things in the next issue.
